Outer Bank Community Overview- Southern Shores to Corolla
Southern Shores, NC 27949 (link to map) - This 22,600 acre development consists with
canals, maritime hardwood forests, dunes, and private beaches. The average price for a home has
been $589,222with 60 homes having been sold. Of that, on the Oceanside, 18 homes sold at an
average of $809,500.  Southern Shores Westside, 47 homes sold at an average of $504,800.
Association dues are $50 annually. The neighborhoods of Southern Shores breakdown as follows:
PELICAN WATCH
A duplex condominium development that is located on the ocean adjacent to the Kitty Hawk pier.
Pelican Watch has strict architectural controls. Amenities include a swimming pool and private beach
access. Association dues are $2,000 per year.
CHICAHAUK
Located on the west side of Ocean Boulevard on top of a high dune and then falling into the woods and
along the banks of canals that open into the Currituck Sound. Generous lot sizes with some over one
acre and the surrounding Cypress Point Preserve Area help to maintain an open and spacious feeling
throughout. The average price for a home has been $500,000, with 11 homes sold. Most of Chicahauk
is served by county water. Amenities include tennis courts and private beach parking. Association dues
are $65-115annually.
DUCK WOODS ROAD
Can be entered only from US 158 on the north side of town. Bounded by navigable canals on one side
and the Duck Woods Golf Club on the other, few places on the Outer Banks can compare with the
privacy offered. 3 homes have sold for an average of $526,000. Association dues are $50-75 annually.
MALLARD COVE
A townhouse community near Duck Woods Golf Club that appeals to the retirement set who want the
prestige and amenities of Southern Shores without the maintenance of a large yard.

Duck, NC 27949 (link to map) - Named for the sheer numbers of waterfowl that once flocked
here during migratory seasons, Duck is characterized by quaint boutiques, fine dining, and a variety of
water sports both on the sound and in the ocean. It has been named by both the Travel Channel and
America On-Line as one of the best family beach destinations in the United States. Duck will be offering
various musical, theatre, and children's events in the new town municipal park.
JAYCREST
Located on the soundside containing twenty five lots with a minimum size of 10,000 square feet.  Two
homes have recently sold in Jaycrest average price being $370,000.  Dare County water and individual
septic tanks. No ocean access. Association dues are $460 per year.
NANTUCKET
Two and three bedroom condominiums situated on the soundfront and soundside in Duck offering
outstanding sunset views with ocean views from some units.  Three condos have sold- average price
$305,800. Neighborhood has no ocean access. The association fees are $3600 per year.
OCEANCREST
Ocean to sound community with 54 single family lots. Minimum lot size is 15,000 square feet. Amenities
include soundside swimming pool with bathhouse and one tennis court. Property association dues are
$978 per year. Dare county water and individual septic tanks.
TIDES
One of the smaller subdivisions in Duck consisting of eight single family homesites. Dare County water
and individual septic systems. Subdivision is located on the oceanside of NC12 and offers easy ocean
access. Association dues are $500 per year.
BIAS SHORES
Forty nine single family lots running from the Atlantic Ocean to the Currituck Sound. Subdivision
amenities include soundside swimming pool, pier with gazebo tennis courts, deeded sound and private
ocean access with parking. County water and individual septic tanks. Minimum lot size is 15,000 square
feet. Association dues are $835 per year.
TUCKAHOE
Ocean to sound community with eighty four single family lots. Lot sizes start at 15,000 square feet.
Subdivision amenities are include a soundside swimming pool, pier with gazebo, and one tennis court.
The oceanside has a nice wooden walkway to the beach. The access for the Currituck sound is a pier.
Dare county water and individual septic tanks. The association dues are $800 per year. The average
price for a home in the past year has been $535,000 with 2 home having sold.
SEA HAWK & SEA HAWK SOUTH
Ocean to sound community with oceanside lots starting at 15,000 square feet. There are approximately
80 lots. There is an ocean and sound access; the sound access is currently unimproved. Dare County
water and individual septic tanks. The Association Dues for the Oceanside of Sea Hawk are $100 per
year.
SAND DOLLAR SHORES
Located on the oceanside of Duck Road, Sand Dollar Shores consists of forty two single family lots with
a wooden access to the ocean. Dare County water and individual septic systems. Lots are a minimum
of 10,000 square feet. The association dues are $100 per year.
GEORGETOWN SANDS
Oceanside Townhomes with two bedrooms and two and one half baths. Subdivision amenities include
swimming pool and tennis courts. Improved ocean access. The association dues vary depending on
location.
SEA ACRES
This is an oceanside subdivision with private beach access. Located on the south side of Plover Drive
has thirty one single family lots. Lot size is a minimum of 15,000 square feet. Dare County water and
individual septic systems. No association dues.
AMY ACRES
This is an oceanside community with private beach access. Located on the north side of Plover Drive
and made up of twenty six single family lots and Duck Blind Villa Condominiums adjacent to the ocean.
Single family lots are 20,000 square feet each. Dare County water and individual septic tanks. No
association dues.
FOUR SEASONS
An upscale gated community located on the south end of Duck Village, this neighborhood has been
carefully planned to maintain the natural beauty of this unique property. The winding roads and private
cul-de-sacs are profuse with foliage and water views from the soaring dunes. This gated subdivision
offers ocean to sound properties with many amenities including indoor and outdoor pools, tennis
courts, playground, lighted sidewalks, volleyball courts, soundside pier and a trolley to Duck attractions.
Dare county water and individual septic. Annual association dues are $3875.  Four Seasons is a
community of 143 properties with an abundance of community amenities. The average price for a home
in the past year has been $1,836,000 with five homes having sold, two of which were large oceanfronts.
SEA PINES
Formerly Ocean Beach Campground, Sea Pines is located on the oceanside of NC12 and runs to the
ocean. It is made up of fifty nine single family lots and two commercial lots. Four homes have sold to
date with average price of $735,000.  Dare County water and individual septic tanks. Subdivision
includes a swimming pool and tennis courts. Association dues are $1100 annually.
OCEAN DUNES
An oceanside community with ninety single family homesites that offers not only ocean access, but a
sound access as well. Lot sizes are no less than 10,000 square feet. Three homes have sold for an
average around $802,000.  Dare County water and individual septic tanks. Association dues are $3600
per year.
POTESKEET
This seventy one lot single family oceanside community has Dare County water and individual septic
tanks. The lots are 10,000 square feet and there is ocean and sound access.  One home sold this past
year for $380,000.   $160 per year covers the association dues.
DUCK LANDING
An upscale community located in the heart of Duck Village. This subdivision offers pool and tennis,
clubhouse with fitness center, sidewalks, and easy ocean access with parking. Lot sizes average
15,000 square feet and association dues are $2520 per year. Dare County water and individual septic.
Two homes sold within the year for $800,000 and $2,349,000 for a large oceanfront.
SCHOONER RIDGE
This community is a popular area for renters. With sixty nine lots of 15,000 square feet, the amenities
include an oceanfront pool and indoor clubhouse with tennis, pool, and racquetball.  Five homes having
sold within the last year average price  around $686,000.  Dare County water and individual septic
tanks. This subdivision has fees of $1750 per year.  
POTESKEET VILLAGE
An oceanside community with ocean and sound access. There are forty one single family lots of 10,000
square feet. Dare County water and individual septic tanks. The fees for the subdivision are $20 per
year. The average price for the previous years was  $650,000.
SALTAIRE
Fifty eight single family oceanside lots of 10,000 square feet. Water is supplied by individual well and
each homesite requires a septic tank. Only one house has sold in the past year for $524,000. The
association dues are $75 per year.
BAYBERRY BLUFFS
Lot sizes on these one hundred twenty single family oceanside homesites are no smaller than 10,000
square feet. Individual well and septic tanks. Subdivision has easy ocean access. The average price for
this year was $607,750 with 4 homes sold. Association dues are $150 per year.
DUCK RIDGE SHORES
Deeded sound and ocean access in this oceanside community. These fifty nine single family homesites
have individual wells and septic tanks. $100 per year will cover association dues.  No association dues.
COLONY BY THE SEA
This subdivision is a combination of sixteen single family homesites with a minimum of 15,000 square
feet, and "Sea Colony" condominiums on the oceanfront. There is ocean access and a soundfront pier.
The condos have a swimming pool and tennis courts.  Homeowners in the subdivision have an
association fee of $2400 per year for 1 bedroom condos, more for the 2 bedrooms. Two condos have
sold this past year for an average of  $277,000.
OLDE DUCK BEACH
There are twenty seven single family homesites in this oceanside subdivision. Lots are no smaller than
15,000 square feet. Water is supplied by municipal water and each homesite requires a septic tank.
Within Old Duck Beach is the area of CC Byrum which is only different from the main part of the
community by name.
BARRIER ISLAND RESORT
Time share and single ownership condo community from ocean to sound. Amenities include pools,
tennis courts, restaurant/lounge and planned activities. Barrier Island has a fee of $5000 per year
depending on location.
SHIPS WATCH
This is a co ownership community with ten 5 week segments per single family residence. All Ships
Watch homes are fully furnished including fresh bed and bath linens and beach towels, complete
gourmet kitchen, entertainment center with VCR, stereo and wet bar, beach chairs and umbrellas, Jen-
Aires and outdoor grills. There is a solar heated swimming pool, soundfront pier, children’s pool,
basketball courts, concierge service, tennis courts and many planned activities for the co owners.
There are 53 homesites with individual septic tanks and Dare County water. The average price for this
past year was $187,000 with 1 co ownership home sold. Association dues vary depending on location.
SANDY RIDGE
This oceanside community overlooks the Army Corps property located just north of the subdivision.
There are twenty four homesites and the subdivision has a pool, sound and ocean access. The lots are
15,000 square feet. Dare County water and septic tanks. The fees in this subdivision are $850 per
year. Only one house has sold in the past year for $514,000.
OSPREY
Ocean & sound access, pool, and non-motorized watercraft sound access. Overlooking the Corps
property to the South, this subdivision with thirty five single family homesites located on the oceanside
has very strict architectural guidelines. Lot sizes are 10,000 square feet. Dare County water and
individual septic tanks. Association dues are $600 per year in Osprey.  Two homes have been sold this
year. One was a smaller home off the beach for $650,000, the other was a semi-oceanfront for
$1,175,000.
SEA RIDGE
This elevated oceanside community has thirty nine single family homesites. Minimum lot size is 10,000
square feet. Owners in this subdivision are protected by strict architectural guidelines. Dare County
water and individual septic tanks. Association dues are $550 per year.  Only one home has sold this
year- an oceanfront for $2,450,000.
SNOW GEESE SOUTH & DUNES
Ocean & sound access. These communities are located in the natural dunes. Snow Geese South is an
ocean to sound community with thirty eight single family homesites. The lots average 9,000 square feet.
The association dues are $330 per year. Snow Geese Dunes has thirty eight lots of 10,000 square feet
each, this oceanside community has an association fee of $100 per year. Average selling price in the
past year was $764,800 having sold five homes.
SAND HILLS
An Oceanside community with beach access, made up of 21 lots. Most lots are around 1/3 to 3/4 of an
acre. In the past year 2 homes have sold for an average of $672,500 The association dues are $100
per year. Municipal water is available and waste is disposed by individual septic tanks.
CAROLINA DUNES
Ocean & sound access. Carolina Dunes provides beautiful water views from high dunes. Several
homes built in this subdivision are on a high dune. The average price for a home in the past year has
been $679,722 with 9 homes having sold. This large subdivision consists of two hundred and twenty
five oceanside lots of 15,000 square feet each. Association are $75 per year.
NORTHPOINT
Northpoint is a great development with ocean and sound access, offering sound front pier, two tennis
courts, a basketball court and indoor heated swimming pool. Northpoint is a community of 26 properties
and ten co ownership homes consisting of ten five week segments per home. The lots are no less than
20,000 square feet. The association fees for individual home owners vary depding on location from
$3,000 to $4,000. One co-ownership sold for  $106,000.  One home sold for $854,500.
WILD DUCK DUNES
Oceanside community. Wild Duck Dunes has ocean and sound access with walkways and soundside
piers. Wild Duck Dunes is a community of 30 properties. In the past year, one property sold for an
average price of $525,000. The lots in this oceanside community have 10,000 square feet each.
Association dues are $300 per year.
PORT TRINITIE
This Ocean to Sound community has amenities such as two swimming pools, two tennis courts, and a
sound side pier and gazebo. Port Trinitie is a community of 53 properties including single family
homesites, villas and co ownership duplexes with ten five week segments per duplex. Co ownership
duplexes have sold for between $19,500 and $77,500 with 6 having sold in the past year. Association
dues depend on location.
SEA TERN
This community has twenty eight ocean to sound lots with excellent vegetation including bayberries and
live oak trees. Ocean access. Sea Tern is a community of 28 properties with lots of 15,000 square feet.
CAFFEY'S INLET HAMLET
Caffey’s Inlet offers ocean & private sound access and a children’s playground area. Caffey’s Inlet is a
community of 44 properties with 15,000 square feet lots. In the past year, one oceanfront has sold for
$2,475,000 and a home with no views for $672,000. Association dues are $100- $200 per year.
SOUND SEA VILLAGE
Forty three 15,000 square foot lots, a private sound beach, children's playground area, and private
improved access comprise this development. On the soundfront are three duplexes which are the only
multi family allowed in this development. Association dues are $100 per year. One home sold for
$600,000 in the past year.
GULL'S FLIGHT
An oceanside community of seventeen lots which are no less than 15,000 square feet. Association
dues are $400 per year and they have Dare County water and individual septic tanks.
OCEAN PINES
An interval ownership resort that stretches from ocean to sound. An attractively done amenities
package includes a soundfront pier and access area, an indoor swimming pool, tennis court,
shuffleboard court and private ocean access with lifeguard protected beach.
SANDERLING
Full of heavy vegetation and wildlife. Winding lanes take you through this beautiful secluded community
from the oceanfront all the way to the Sound. Amenities include: outdoor pool, indoor pool, tennis
courts, health club, and spa. Association fees vary with the different phases of Sanderling and in what
amenities the owner chooses to participate. Sanderling has 327 properties.  Ten homes sold within this
last year. Oceanfront homes averaged $1,239,000 and non-oceanfronts averaged $747,000 with the
more affordable homes selling on the soundside.
STATION BAY COVE
is a separate part of Sanderling with twenty seven lots from ocean to sound, ranging from 15,000 to
27,000 square feet.
PALMER'S ISLAND CLUB
Located just north of Sanderling is an upscale development on the northern beaches. Palmers Island
has 14 homes. This community consists of oceanfront lots that are roughly three fourths of an acre in
size, and have very large (6000+ square feet) homes built on them. This is the northern most
community in Dare County. One home sold within this last year for $4,000,000.

Corolla, NC 27927 (link to map)- Currituck County's northern beaches around Corolla have
been described by USA Weekend as ''one of the 10 best undiscovered beaches on the East Coast.''
The place names of this area reflect the early Native American heritage. Currituck is a derivation of a
Native American work meaning “land of the wild goose.”Recreation activities such as golf, miniature
golf, movie theaters, and public boat ramps and watersports are also available. Corolla is a great Outer
Banks vacation destination.
PINE ISLAND
Pine Island is bordered by 5,000 acres of National Audubon Society Pine Island Sanctuary. Oceanside
lots range from 15,000-32,000 square feet; oceanfronts average 30,000 square feet in size. The
community consists of 300 single family homesites on 385 acres. Water and sewage are central.
Amenities include swimming pools, tennis courts, jogging paths, access to Pine Island Racquet Club,
use of private airplane landing strip and a future beach club. 5 homes sold which averaged in the past
year, four of which were oceanfront for an average of $2,345,000. The one interior home sold for
$850,000. Association dues are $2200 per year. There are also dune replenishment assessments
which vary by location.
SPINDRIFT
The community of Spindrift is approximately three miles north of the Dare/Currituck County line. It is
bordered on the south by Pine Island and on the north by Ocean Sands. There are 31 lots which are a
minimum of 40,000 square feet in size. There are private, paved roads, well water, septic and no
amenities. Gated Community. Association dues are $320 per year.
THE CURRITUCK CLUB
The newest subdivision has the only golf community on the northern Outer Banks which offers an 18-
hole award winning championship course. Single family homesites, villas and patio homes enjoy the
tennis courts, swimming pools, playground, lighted bike and jogging paths and stocked fishponds.
Community has central water and septic and private ocean access. Association dues are $2442 per
year. Eight homes have sold for an average $1,216,125 in the main neighborhood section, while patio
homes averaged $552,000 and condos averaged $453,000.
OCEAN SANDS
The diverse community of over 1000 homes with lots ranging in size from 6,500 to 11,000 square feet.
There are single family homes, condominiums, townhomes, and duplexes spread throughout the
community. Association dues are $300 per year. Sections A, B, and C depend are larger lots with
individual septic systems and are not part of the property owners association. Section O has it’s own
private pool and tennis courts. 30 homes sold which averaged $435,000 to $1,923,000 in the past year.
CROWNPOINT
Just north of Ocean Sands is Crown Point. This is a small, quiet community in which the ocean is
walking distance from every lot. There are 90 building sites in this community and tennis and a pool are
available. Lot sizes average 6,000 square feet. Roads are paved and there is community water and
sewage. Three homes sold which averaged a sales price of $613,333 in the past year.
BUCK ISLAND
Buck Island is an upscale, oceanside development on the northern beaches that has a historic
Charleston, SC feel to it. Buck Island offers 90 individual homesites with tennis, pool. Water and
sewage are provided by Monteray Shores facilities, Designed along the lines of the successful Duck
community of Ships Watch, Buck Island offers the ultimate in luxury living. 5 homes sold which ranged
from $472,000 for a 4-bedroom carriage home to a large oceanfront for $1,625,000 in the past year.
WHALEHEAD BEACH
Lots range from 35,000 square feet on the oceanfront to 20,000 square feet for interior lots. The 840
lots which comprise Whalehead Beach have municipal water septic systems. There are no association
fees and no amenities. Whalehead Beach provides public parking spaces throughout the community
and public beach access.  Eighteen homes sold which averaged $733,000 for interior homes and
$2,850,000 for oceanfront.
MONTERAY SHORES
Monteray Shores is a soundside community which will consist of over 630 building sites. This community
is comprised of lots ranging from 8,000 to 11,000 square feet with soundside lots and homes available.
Amenities include swimming, tennis, jogging trail, soundside piers, clubhouse and more. Water and
sewage are centralized.  Association dues are $1460 per year. Beach access is through the public
accesses in Whalehead Beach. There is a building moratorium in effect. Six homes sold which
averaged $567,000 in the past year.
COROLLA LIGHT
A community of 260 lots ranging in size from 8,000 to 11,000 square feet. Association dues are $2930
per year. The amenities package is very extensive with services ranging from an oceanfront recreation
center with pools, activities director, basketball and shuffleboard; to a soundfront pool and nature trail.
An indoor rec center with swimming, tennis and health club complete the package. A tram circles
through the community providing easy access. Corolla Light has its own water and sewage treatment
plant.The community consists of single family homes and homesites, multi-family dwellings and
commercial acreage. 9 properties have sold, with $375,000 as an average for the townhomes,
$555,000 for the Oceanside townhomes and $696,000 for interior single-family homes.
OCEAN HILL
A community of 113 lots, averaging 20,000 square feet, Ocean Hill has individual septic systems and
wells. No amenities are available, but the beach is magnificent. Many homes have views of the Currituck
Lighthouse. Association dues are $250 per year. One home sold for $699,000 in the past year. Many
homes have views of the Currituck Lighthouse.
THE VILLAGES AT OCEAN HILL
A 341 lot community, The Villages at Ocean Hill offers tennis, pools, sound access, fitness center, and
a gorgeous oceanfront. Lot sizes vary from 8,500 square feet on the interior lots to 20,000 square feet
on the oceanfront. The water is municipal and the septic is community system. This development marks
the end of the paved roads on the Currituck Outer Banks. Seven homes sold which averaged $680,583
in the past year not including one oceanfront which sold for $1,150,000. Many homes have views of
Currituck Lighthouse.
